The real commission numbers
For buying/selling an apartment in Ukraine, a realtor's commission is typically 2–5% of the property's value. For rentals, it's 50% to 100% of the monthly rent. When two agencies are involved in a deal (one representing the seller, one the buyer), the commission is most often split evenly between them.
Why "earns millions" is a myth for beginners
These percentages look impressive until you count the actual number of deals per month. A new agent rarely closes more than 1–2 deals in their first months — it takes time to build a client base and trust. On top of that, part of the commission goes to the agency if the agent isn't working independently.
What real income actually depends on
- Number of active deals per month — the main income multiplier
- Average deal size — the property segment the agent works in
- Having your own established client base and exclusive listings
- Specialization — rentals pay faster but less per deal; sales are slower but more substantial
